Hey all ! I’ve recently been prescribed Tret from my Dermatologist and I’m excited to see some results! I’ve only been using a week or so & I’m not sure if this is a common issue but every single time I take the cap off my Tret a bunch of the cream come out like there’s some kind of pressure built up. It’s way more than I need and it’s wasting the product! I store it upright and open is upright as well. I’ve never had this happen with any other creams in a tube so I’m not sure what else I can do to stop it from happening.
Is anyone else dealing with this as well? Or does anyone have any tips to prevent it? Thank you in advance for any help or info!

This is essentially the interaction between two neutral particles at any particular distance. My question is how can one calculate the force between these two particles on each other? I understand that force equals the minus derivatve, but I'm unsure how to go beyond that.
For clarity,
Say we have two neutral particles interacting by a Lennard-Jones Potential, how would you determine the force of Particle A on Particle B?

The lies about what happened are stunning. 2022.01.17 00:42 curiositypeaked_ Sell my Properties, or Hold?

Backstory: My partner and myself own 2 semi-detached homes in the downtown of an Ontario city (properties are adjacent to one another). Both units are small (+/-1100 ft2), + a basement that cannot be finished. We are a growing family, and we are currently tripping over each other and our stuff. We would like a bigger home. The question is, what do we do with our existing properties to keep cashflow somewhere close to what it is now (we pay for daycare, is expensive, and cannot afford to significantly increase mortgage.
Some numbers to consider:

  1. Both houses were purchased for +/- $400 000 each. Our current mortgage debt stands at $550 000 of an original $800 000 purchase price (combined)
  2. We rent one of the homes for $2500/ month. This covers the mortgage, property tax, and stashing some money for future repairs
  3. Our current mortgage is about $1400/month
  4. To purchase a home and stay downtown-ish and get a 4 bedroom, 2 bath home will cost us $950 000, minimum. Eff this market...
  5. Combined household income of 185k, with good benefits
  6. pretty frugal lifestyle, but major expenditure is daycare. $1600/month for 1 kid, with another on the way. First kid is thankfully well in to elementary school
  7. We haven't got much in the bank - we have done renos to both places over the years, and are paying for childcare. Almost all of the money required to get into a new home will have to come from our 2 properties, one way or another
  8. At some point within the next 10 years, both existing properties will require about $150 000 in work to keep them goin until I retire - some foundation work and masonry stuff to make sure the structure does not deteriorate.

So.... we have options. I will try and summarize them here.

  1. Sell one property, and buy another. Doing some napkin math, this one does not seem feasible/ desirable. Selling one will property nets us around $350 000, which we would put down on a new home. The new mortgage would be about 600k -This will almost exactly double our monthly mortgage payment. Ouch, no thanks
  2. Sell both properties, and buy another. Selling both would net us around 700k. This would leave us with 250k in mortgage, actually improving our cashflow situation. However, I would forfeit: the remaining 286k in mortgage that someone else is already paying for - so bye bye to that equity. I also forfeit the potential escalation of the property values in the future. Downtown real estate is a scarce resource, would be nice to hold long term.
  3. Refinance both properties to the max, buy another property + rent both current properties. The bank has appraised our properties above what the market would pay for them. All in all, we could pull out 700-750k in equity, with which we could purchase another home. We would then rent out two properties, for a total of $5000/month. Assuming that income from the previous 2 properties, we could afford a total mortgage of +/- 1.4 million dollars. We came up with $1.4million by assuming a future 4.5% mortgage rate to stress test it. At 4.5 %, we would have a payment of $7700/ month, $2700 of which we would be responsible for ourselves. However, 5 year fixed seems to be going at around 2.3% right now, which means we would at present time, under present conditions would only be responsible for $1133/month, actually improving cash flow, until we have to renegotiate a future mortgage in 5 yrs time.
  4. Do nothing. make it work for now family of 5 in a 3 bed - 1 bath home, to reduce risk of being in over our heads when the 5 year renewal comes up and screws us.
All in all, we like option 3, but would like to see what all you money oriented folks out there think. 3 Carries the most risk (potential big mortgage jump in 5 years time at renewal, on top of the fact hat I will need to put 150k into them within the next decade. If mortgagee renewal and a structural issue coincide, I could be in trouble.
